We still have about a week to go in collecting signatures of people opposed to the Hugh Sisley and Roosevelt Development Groups's proposal to change the Seattle Comprehensive Plan and the Future Land Use Map. 300-400 signatures wil be submitted to the Department of Planning and Development recommending that the change not even be considered. Just don't go there. Here are a few of the signature pages: We will be turning in all of the originals collected by July 5th directly to Sally Clark's office. She is the Chair of the Committee on the Built Environment. These signatures will impress...

Due to a mix-up in the date that I made on the previous post, I've decided to make the Petition to request that the Seattle City Council NOT consider application #8: the Roosevelt Development Group's amendment to the Seattle Comprehensive Plan and a change to the Future Land Use Map, this year. The City Council will be deciding which amendment requests to consider at a meeting on July 7th. We will submit the petition before that day so that it becomes a part of the record. It is important to keep reminding the City Council how we feel about development...

Between June 19 and July 7th someone may knock on your door to see if you want to sign a petition that intends to have the City of Seattle decide NOT to accept the application by the Roosevelt Development Group which proposes to amend the Seattle Comprehensive Plan. This amendment is all about converting land on the eastern edge of the Roosevelt neighborhood and the western edge of Ravenna into something that can be upzone to NC3 160. There intention is to eventually build 1000 or more apartment units in the immediate area of NE 65th and 15th Ave NE. To make...

Here is a link to an application submitted to Seattle Department of Planing and Zoning on Wednesday 5/26/2010. http://web1.seattle.gov/DPD/permitstatus/Project.aspx?id=3010100 This wording tells me I've grossly underestimated their plans for this site:Design review, early design guidance meeting to allow a mixed use development with 1,000 residential and senior housing units up to 16 stories tall and 160,000 sq. ft. of retail at grade. Parking for 1,000 vehicles will be located below grade. All existing structures to be demolished. (96,000 sq.ft.). Proposal will require a contract rezone and an environmental impact statement. The site on the application is 6501 15th Ave NE....

There will be an important Roosevelt Land Use Committee meeting this Monday, May 17th at 7:00 PM at Calvary Christian Assembly. This will be a joint meeting with the Roosevelt Sustainability Group. Both committees are constantly exploring how to permit growth in the area, but also how to sustain the vitality of the neighborhood, how to improve the quality of the atmosphere, and how to preserve the quality of life as our neighborhood grows. The coming of the new light rail station has turned the eyes of the city and the state in our direction. Demonstrating community action and our...

A group of neighbors concerned about development in the area of NE 65th and 15th AVE NE contacted Shelley Bolser of the Seattle Department of Development recently. She provided the following update. RDG Rezone The Scoping Report for the Environmental Impact Study is not yet completed. Work is progressing very slowly, may be done in a month, but could be later. (Remember, the Scoping Report will only say what will be studied, it will not give any information on the impacts that may occur from development. It would say for instance," traffic may be impacted and should be studied" and would probably indicate...

While I was away on vacation there was some housing improvements made in the area across from Roosevelt High School. On the southwest corner of 14th Ave NE and NE 66th Street another derelict house was removed. A new ordinance has been proposed in Seattle that will make it likely that more buildings that are beyond repair will be removed. Current regulations were made with a mindset that it is always cheaper to rehabilitate a property that is falling apart, than to build a new one. But with bans on using many materials around 1978, such as lead paint, formaldehyde, asbestos and...

There is an attempt by outside developers in contract with a local landowner to radically change the landscape of the Roosevelt-Ravenna Neighborhood. I know that many of the residents of the area would like to see the Sisley properties cleaned up and developed into something that would both satisfy the needs of supporting a light rail station, destined to be here in about 2020, but also to retain the flavor, the character, the ambience of this beautiful part of the city that we love and love to live in. So I congratulate the citizens of this area who have managed to...

According to Wikipedia "The economic concepts of utility and substitution drive the highest and best use analysis. The highest and best use of a property determines its utility to a potential purchaser. The purchaser of such a property would pay no more than a competing property with the same utility while a seller would accept no less that a seller of a comparable property. That is true to the neighborhood." There is a good bit of other information on the site that details examples about how to have potential dollar value maximized in arriving at "highest and best use"...
